What would a apartment complex management software need to do?

I run a software development company with a few buddies of mine and we're looking for our next target market. I was thinking about making management software for apartment complexes because it is an unlimited market. What would a software like this need to do? anyone want to help me brainstorm? Track:

tenant prospect traffic (CRM) and whether they leased or didn't (and why)

tenant billings, collections, and receivables (rent and other charges) interfaced with general ledger

tenant rent roll with tenant and lease details

vacant unit inventory (linking rent roll with color-coded floor plans to identify vacant and lease expiriations by month)

general ledger, financial statements, budget, variance, forecast -- cash and accrual basis -- that starts with Gross Potential Income, and tracks deductions to get Effective Gross Income and Total Income

maintenance contracts and tenant-requested work orders

fixed asset sub-ledger with GAAP depreciation and tax cost recovery
