What is a good inexpensive property management software for landlords?

My husband and I have 7 properties were are managing ourselves, and we've used a few software packages to help in that management but none seem that great. Does anybody have a good recommendation (that they have personally used) for an inexpensive solution which will help us track the financial and tax aspects of our properties. A bonus would be a software which automates or assists in listing the properties online as well.What is a good inexpensive property management software for landlords?
Based on the specifics of what you've asked for I think you might like the one that I use. It's called Rentec Direct, and they have a new online application which does precisely what you're asking. I may have answered differently a couple weeks ago, but they also just released an online listing service which with just a few clicks you can upload pictures and descriptions of your properties and create an online ad. It's pretty slick.



They have 2 versions right now, and their Basic version is free. I think you could get away with using their Basic version and keep your costs down to zero. But at 7 properties their Pro version would only cost you $7/mo. As their Pro version is still in beta they are also giving all the Pro features to us Basic users in the meantime as well.

There are plenty of programs for property management. Yardi is considered to be the industry leader. However, it is expensive and probably too powerful for what you need.



I like Rent Manager. It has good capabilities and great personal support. It's also reasonably affordable at about $50 per month. I shopped extensively before subscribing. This software offered the best value and feature combination.



I'm not sure that any software automates or assists in listing properties but I can recommend the combination of Postlets with photobucket for that. That will allow you to store photos and descriptions year after year so you only have to create ads one time.

Quicken has a checkbook program that allows you to tie expenses into rental categories on IRS Schedule A.



You can do searches to see how much you spend on particular expenses, such as lawn mowing, or garbage, etc. so you can keep a running tally and know when something like the water expense is out of whack.



It also will print graphs and charts on your rentals showing where your expenses are going.



It is as easy to use as your check book. It will even fill out your check if you buy printer compatible checks.

excel or compatible spreadsheet, create a template on one page, then copy it to 6 other pages - one for each property, then copy it once more for summary page, adding all the amounts in each cell to get totals



I've never heard of any software that helps you list properties on line - every website that allows you to advertise is going to be different in the method of creating a listing, so no single software package is going to be able to do the job
There are a few online programs. Meaning they're hosted online so you can access them from anywhere. Some offer tenant portals and most also have a 'guest' front page where you can set your properties to be listed.



I don't want to plug one over the other but I've used two different ones and both were fine... And they're cheap. With only 7 properties you're talking about like $20/month maybe.
