Based on the specifics of what you've asked for I think you might like the one that I use. It's called Rentec Direct, and they have a new online application which does precisely what you're asking. I may have answered differently a couple weeks ago, but they also just released an online listing service which with just a few clicks you can upload pictures and descriptions of your properties and create an online ad. It's pretty slick.
They have 2 versions right now, and their Basic version is free. I think you could get away with using their Basic version and keep your costs down to zero. But at 7 properties their Pro version would only cost you $7/mo. As their Pro version is still in beta they are also giving all the Pro features to us Basic users in the meantime as well.

What I would do is go to the uni open days and query it for yourself, that way you get a better idea and you can speak to current students who are there and also the teachers.
I have covered a wide range of modules from HR, Finance, Economics, Accounting, Marketing Services etc....they have all been relevant, so it really depends on what the uni's have on offer in terms of modules and to see if they are interesting to you.

Otherwise, find out if you can partner with an insurance provider who provides insurance to businesses. They may be able to partner you in, and keep you permanently, and then you could work for them, and they could tell you where to go to do your sessions.

Well the basics of building a successful management team are the same throughout most every industry.
1) You want to hire people who bring qualities to the table and forget about people you get along with. There are different personalities (ie. introvert, extrovert, good with sales, good with math, etc) and you need a combination of all to have an effective team that will learn from each other and be a good mesh over time. Additionally this variety of skills will allow you (or person in charge) to utliize different skill sets with different employees.
2) As a manager/director/supervisor to a group of staff the second thing is to clearly outline goals AND have ongoing feedback with both one to one meetings (I'd say a quick weekly meeting one on one with each employee is fine) and monthly team meetings. Tell the team what excellence is and what priorities are and clearly define how to get there.
3) Keep your door open and be there to support your employees when questions arise or hurdles come up.
4) Learn as a boss of a team to be receptive to feedback that effects your team. Even if it means nothing or little to you if it's important to the team it HAS to be important to you.

Sometimes when student teaching, if the students all start to talk, call out, or talk to each other at an inappropriate time, its difficult to get them all back at once. Unfortunately, there isn't a magic classroom management strategy or plan that works for all students with all teachers. You'll find that each group of students you have will need a slightly different plan. While teaching, remind students of what proper behavior is. For example, if you're asking the students a question, say "Who can raise their hand and tell me....." This reminds the kids to raise their hand and answer. Also, if someone does call the answer out, be sure to remind them that it's not appropriate and call on someone who is raising their hand.
For elementary students, the stoplight method works well. Green means they're doing well, yellow means the student has a warning and needs to check their behavior, red means that they should get a time out or other consequences, including a phone call home. You could also try a "money system" of classroom management. You can do a search for this method.
Finally, I highly recommend that you read the book "The First Days of School" by Harry Wong. His book talks about setting up procedures and rules and a classroom management strategy. I also recommend the book "Teaching With Love and Logic." This book discusses ways to develop relationships with students and lead students to making the right choices. Finally, I have heard (but haven't yet read) that the book "Setting Limits in the Classroom" is a good read for classroom management strategies.

If they make fun of you, joke around with them. They will think you are cool. Reward them easy, like if they all put their books away and get quiet before you count to 10, then they can sit with their friends.
You can only loose control if you are nervous. Students will know a teacher who doesn't know what's going on. For that problem, just talk to other teachers and the office people to find out how the school works.

When i go in in the morning, I write the phrase "free time" or "extra recess" on the board. When the students come in (excited to see it) I firmly explain that if they can get me to erase the whole thing I will give them this extra recess. I erase letters when I catch the class "being good" (on task, no behavior problems). However, if they are not "good" I add letters, even if I have to make the phrase longer.
Often, all you have to do is pick up the eraser or make a general statement such as "I think I might need to add a letter or two" to whip them into shape. Erasing the letters also give positive reinforcement to good behaviors. And this also helps the class to self-regulate themselves and their classmates in terms of behavior (I've seen students tell others to "stop talking or she'll add a letter!")
I also make sure to tailor the days lesson plans to include a 10-15 minutes or recess at the end of the day by finishing everything a bit early. I often take the students outside or let them have free choice inside. In middle school they get a few minutes time to hang out with their friends, and I sometimes pass out treats too.

Warn them and if they continue getting out of their seat or talking, then write their name on the board. Write a note home if they still continue and have parents sign it. Be courteous and kind in the note.
Before you even start class be sure to tell them what you expect and the consequences of their actions. You have to figure out how you will disipline them beforehand. Ask them what they should and shouldn't do in class. Students can always add something to this. You can even write a list of do's and don't do's on the chalk board so they can actually SEE the rules. (raise hand before talking, keep quite, don't throw stuff, etc)
There will be days when the class behaves and you actually enjoy yourself and other days where you go home from school with a headache. That's typical. Don't let the kids get to you. Try to put into use those strategies that you've learned in college. I sometimes turn the lights off when the kids continue talking. Sometimes it works but not always...I have forgotten a lot of what I've learned during my university days unfortunately.
Call the parents themselves for extreme cases. Set kids in the hall but where you can see them thru the window if necessary.
Another thing is to get the kids to help you during the day by passing out papers or collecting papers or any other job you think needs done. That keeps them busy and makes them feel important.

A property management company will do all the legwork for you, which obviously makes your life a lot easier, and they'll also know how to comply with your state's landlord - tenant laws, which is extremely important.
The obvious downside is that you'll have to pay them a commission (typically 7-10% of gross monthly rent), but the other downside is that landlords usually end up paying more for repairs, since contractors will pad their bills when billing a property management company (since the property manager isn't actually the one that pays, so they won't negotiate it).

Can a management company charge residents a noise violation fee?
Me and 3 friends live in a townhouse with 100% college students, off campus, where parties happen all the time and are the reason people move in there. The other week the "security" for the townhouse came and told two of our guests we were getting a $400 noise violation ($100 per person.) They did not talk to anyone who lives here. It says in the lease that they can charge a fee for noise/party violations but is it legal? There is no process for appealing the decision in the contract nor does it describe what constitutes a noise violation/party violation. What is the difference between a degree in business administration or a degree in general management?
I have a friend that goes to a college that doesn't offer a management degree but offers an administration degree. I go to a college and it's vice versa where it offers management and not administration. Is there really a difference between the two when administration you get to be big up in the company however that ususally won't happen right out of college since many people have to work up. I went out of my way to teach myself the latest programs, methods,etc to familiarize myself with these things. Reason being...even if I only used a little on that first job, it was something I could add to my resume. Since then, and ten years later...my niche is in marketing now. Getting the admin job is no longer a problem and I can target where I can go.
The bad news is you will probably have to take a pay cut to start out. I did, but I still don't regret it. The tradeoff is more time at home and a normal schedule. At the time, I travelled for my job and it was like heaven to be at home.
