Hello we recently applied for a rental home with a property manager (in V.A.). We have spoke to the owner who is very nice and she required no credit check and said that in her mind we were already "approved" she had to get a property manager b/c her and her family were moving to a different state. Just wondering how long it would take this property management co. to approve/deny our application. And what there normal procedures on the approval were. I was in retail (not management) and am now a teacher. In my opinion, teaching is a far more rewarding career. However, it is also more demanding. Despite the time off, it is a career that you cannot leave at work. While a retail management job may end at 5pm, I occasionally grade papers until 12 midnight and brainstorm my lesson plans in the shower. If you are interested in having a family or have other commitments, teaching will be a bit harder. I am in the market for a really good inventory management system for my stores. The one that we are currently using is a nightmare and a great many years old.
At a minimum:
I need it to be able to handle inventory for multiple locations.
Keep track of purchase orders for the stores and for customer orders etc.
I need it to be able to read and create bar-codes.
Being able to integrate with Zencart would be a plus.
I would appreciate any input anyone has on the subject.

My dream is to work as project manager, director or something of that sort for a non-profit organization. Human rights is one of my favorites, but is not just closed to that. I was just informed that my property management company is canceling their contract with the owner of my apartment. What does this mean for the rental agreement since it refers specifically to the property management company as the landlord? Apparently the owner has not been paying them. At the same time I received a notice that my water is going to be shut off because the owner is not paying the home owner's association fees.What happens to the lease when a property management company drops the owner as a client in Florida?
It is almost certain that your rental agreement will still be in force. Most rental agreements would have a provision stating that the agreement is binding on successors in interest, etc.
As a practical matter, my advice to you would be:
1. Make sure you have the rent on the day that it is due, but don't give it to anyone. Just hold it in a safe place (where you won't touch it) until you are contacted by someone who says you should be paying it to them. This contact could be a phone call, a letter, a "Notice to Pay Rent or Quit," or some other form of communication. At that point you can start verifying if the person or entity is legitimate. in a safe place where you won't touch it Resist the urge to spend the rent on some other pressing financial need, especially if this goes on for more than a month, which is very possible. If more than a month goes by before you have been contacted, add the next month's rent to the rent you are holding.
2. Look at your rental agreement to see who is responsible for paying the association fee. Time management is something that grown-ups already find difficult to do as grown-ups, what more if you are a child? How do you teach your child time management and do you think this is important to teach?How do you teach your children time management?
This is a great question. It's definitely beneficial teaching your child time management. The issue you might run into is that for them it's hard to fully comprehend what that means and how to be effective at it. So it might be a good idea to start with very small steps. Small goals that can be easily reached would be a great stepping stone. For instance, you could first create a simple list of things they will be doing that day (best to start on a weekend day or low key day), perhaps keeping it down to 3-5 things to do. From there, the both of you can sit down together (a great bonding opportunity) and create a decent size poster board with them as a fun family project where they can decorate it, color in the words, make designs, etc. If your child is old enough to tell time then you can have them mark off each thing that they finish (homework, reading time, scheduled video game time, movie, board game with the family, helping cook dinner, etc.). Naturally, you will probably have to assist them by reminding them of how much time they have left to do something, maybe doing a ten and five minute reminder (make it more of a fun challenge/contest than a chore). Each time they finish their project ON TIME or within five minutes of the scheduled time, then they should be praised and rewarded with hugs and kisses, extra family time, a treat, etc. Something that isn't directly related to material gain. This can be a fun weekend project to work on each week. Keeping track of their improvements by comparing the poster boards/charts as time goes by (putting stickers on the projects that they do really well with) will motivate and make the experience more fun rather than something they "have to do".
